Building Process For Property With ESCUD Services Water and/or Sewer

The Preserve – Water and sewer
Amazing Grace, Boulder Crest, Douglas Lake Resort, For By Grace, For By Grace II, Forgotten Forest,
Hibernation Station, Lashbrooke, Parkside Resort, Sherwood Forest, Smoky Mountain Ridge, Timberlake
Bay – Sewer only
          1. Fill out application return along with tap fees and a copy of floor plans to ESCUD either by
              email: [email protected] or mail: ADDRESS COMING SOON or in person at our office. At this time Tap Fees are payable by check, cash, cashier’s check, money order or once the account is set up you can pay online with a credit/debit card (fees do apply and you will need to let us know this is how you want to pay)
          2. Builders Package: Please download our Builder’s Package or we can email you a copy or you can
              pick a copy up in person.
          3. Receive a Conditional Will Serve: Conditional Will Serves are for building purposes only, good for 1 year from issue date and ARE NOT transferrable.
          4. Call to Schedule Inspection: our office will need a minimum of two weeks’ notice to schedule inspection of water and sewer hook ups, please note in most cases we can do inspections within the two weeks, but there will be times when building is heavy, and it may take more than two weeks to get to your lot.
                            a. BEFORE scheduling your inspection: ditch must be open showing water/sewer lines and electrical lines. If a sewer pump was installed electric box must be installed and working. Electric and water MUST BE ON for testing purposes.
          5. Full Will Serve: A Full Will Serve will be issued once you pass inspection, this can be used to obtain your Certificate of Occupancy.
          6. PLEASE NOTE: Grinder pumps are only allowed on English Mountain, no exception. All other pumps must be liquid only made for a STEP system; we recommend Orenco.

Tap Fees: (subject to change)
Sewer Only: $2500

English Mountain and The Preserve:
Water: $2000.00
Sewer: $2000.00

*Please note: Once the water meter is installed water is usable, you will have a water bill during building. Failure to pay will result in the service being disconnected. Once the sewer
is approved it becomes usable and therefore monthly charges will begin.
*Please check with all HOA’s before building ESCUD is not associated with any HOA’s and cannot approve or disapprove any HOA rules.
*ESCUD Will Serves are based on bedroom count only, ESCUD does not determine occupancy.
*Please check with the County/Fire Department you are building in for all building and fire codes.
*PLEASE NOTE: Douglas Lake Resort is FULL, there will be no Will Services issued for Douglas Lake Resort.
*Smoky Mountain Ridge is limited to 3-bedroom MAX, no Will Serves for more than 3
bedrooms will be issued.
*All Will Serves are subject to approval and determined by wastewater treatment plant
capacity.
